Impact windows & doors in Aventura, FL

Most of the Aventura jobs on our books are impact window and door installations, and the city is about ten minutes from our office on Ives Dairy Road. We replace windows and sliding doors in Aventura condo units and townhomes, unit by unit: association approval, City of Aventura permit, Miami-Dade NOA products rated for the floor they go on, and $0-down financing.

Impact window replacement in Aventura condos and townhomes

Aventura is a city of condominium towers and townhome communities rather than single-family streets: the towers of Williams Island, Porto Vita and Mystic Pointe, the high-rises along West Country Club Drive around the golf course, the buildings on the Biscayne Boulevard corridor, and the townhomes and villas tucked between them. So an Aventura window job is almost never "the whole house". It is one unit or one townhome at a time, inside rules set by the association.

That changes the job more than the glass does. Before anything is ordered we get the association's written approval, which usually means matching the building's existing frame color and glass tint, submitting product approvals, and providing our certificate of insurance. Install day is booked around the building: elevator reservation and padding, loading-dock time, and the work hours the association allows. Old units come out and new ones go in the same day, opening by opening, so the unit is never left open.

City of Aventura permits, Miami-Dade NOAs and design pressure by floor

Window and door replacement in Aventura is permitted by the City of Aventura Building Division at Government Center on West Country Club Drive, not by Miami-Dade County. Aventura is inside the High-Velocity Hurricane Zone (HVHZ) of the Florida Building Code, like all of Miami-Dade, so every window and door must carry a current Miami-Dade Notice of Acceptance (NOA) for large-missile impact and be installed exactly as the NOA's anchoring details say. We pull the permit as general contractor (CGC1525978), submit the NOA for each product, and schedule the final inspection.

What is specific to towers is design pressure. Wind load on glass rises with height and is highest near the corners of a building, so the PSF rating a unit needs on the 30th floor is not the rating a ground-floor townhome needs. We size every opening against the pressures for its floor and position. For high floors and balcony sliders that usually means the Mr. Glass MG-1000 high-rise sliding door (+120 / −140 PSF) and MG-200 or MG-300 windows rated to 140 PSF, all with laminated glass and a Low-E option.

  • Association approval package: product NOAs, frame color and tint match, certificate of insurance.
  • City of Aventura permit pulled and closed by us; Miami-Dade NOA for every opening.
  • PSF rating sized to the floor and the opening's position on the building.
  • Old units removed, new units anchored and sealed, interior trim and stucco finished the same day.

Quieter, cooler units on Biscayne Boulevard and Country Club Drive

Two complaints come up in Aventura as often as hurricanes: traffic noise from Biscayne Boulevard and Country Club Drive, and afternoon sun pouring through west-facing glass. Laminated impact glass is quieter than the single-pane windows it replaces, and a Low-E coating cuts the heat and UV that fade floors and furniture. And once every opening is impact-rated, the accordion and roll-down shutters can stay open for good; there is nothing to close before a storm.

Aventura impact window timeline, cost and insurance credit

A typical Aventura project runs in three stages: association approval and the city permit, then manufacturing, typically 4–8 weeks once the order is placed, then installation, usually 2–4 days for a whole condo unit or townhome. What moves the price, roughly in order: the number and size of openings, the PSF rating the floor requires, sliding doors versus windows, laminated versus insulated-laminated glass, a custom frame color to match the building, and building access.

On insurance: opening protection is one of the credits on Florida's wind-mitigation form. For townhomes it can lower the premium directly; for condo units, how much your HO-6 carrier credits depends on the policy, so ask your agent with our documents in hand. For financing, impact windows qualify for PACE in Miami-Dade at $0 down, repaid on the property-tax bill, or a GoodLeap or Service Finance loan; see financing options.

Aventura impact windows & doors questions

Do I need my condo association's approval to replace windows in Aventura?

Yes, in practically every Aventura building. Florida condominium law has associations adopt hurricane-protection specifications, and most also control frame color and tint. We prepare the approval package with the product NOAs and our certificate of insurance, and we start the city permit once the association signs off.

Does a high-floor unit need stronger impact windows?

Usually, yes. Wind pressure increases with height and near building corners, so we size each opening's PSF rating to its floor and position. High-floor balcony doors typically need a high-rise system such as the Mr. Glass MG-1000, rated +120 / −140 PSF.

Who issues the permit for impact windows in Aventura?

The City of Aventura Building Division. Every product must have a current Miami-Dade NOA because Aventura is in the high-velocity hurricane zone. We pull the permit, attach the NOAs and schedule the final inspection.

How long does it take to replace the windows in an Aventura condo?

Plan on a few weeks for association approval and the permit, typically 4–8 weeks for manufacturing, and 2–4 days of installation for a full unit. We book install days around the building's elevator and work-hour rules.

Will impact windows lower my insurance in Aventura?

They earn the opening-protection credit on the wind-mitigation form. Townhome owners usually see it on the premium; for a condo unit's HO-6 policy the effect depends on the carrier. We hand over the permit, NOA and documentation your agent needs.
