Blisters, open seams and leaks at penetrations on an otherwise sound roof are repairs. Widespread ponding stains, soft spots underfoot or wet insulation mean the system is done; a coating over wet insulation just seals the water in. We core-test when we're not sure.
Modified bitumen 15–20 years, TPO 20–25, longer with the drains kept clear. A coating can add 10 years to a roof that is dry underneath.
