Kitchen remodeling in Sunny Isles Beach, FL

Sunny Isles Beach is a city of condominium towers, and a condo kitchen is a different job from a house kitchen: the association approves it, the building sets the hours, and the concrete slab decides where the sink can go. We remodel kitchens on Collins Avenue and in the Golden Shores and Atlantic Isle homes as a licensed general contractor (CGC1525978), from the approval package to the final inspection, a short drive from our office on Ives Dairy Road.

Condo kitchens on Collins Avenue, house kitchens in Golden Shores

Almost every kitchen in Sunny Isles Beach is inside a condominium: the 1960s and 1970s mid-rises and the newer towers along Collins Avenue between the Intracoastal and the ocean. In the older buildings the kitchen is usually a closed galley with a soffit over the cabinets. The job owners ask for is the same almost every time: take down the partition, open the kitchen to the living room and the view, and rebuild it with new cabinets, a stone counter, an island or peninsula, and proper lighting.

What makes it a Sunny Isles job is the building. The floor is a concrete slab shared with the unit below, so a sink or dishwasher can only move where a drain can reach; islands usually hold the cooktop or seating while the sink stays on a wall. Many of the buildings are all-electric, so the cooktop is induction or radiant on its own circuit, and we check the unit's panel at the first visit before promising either.

The exceptions are the single-family streets on the Intracoastal side, Golden Shores and Atlantic Isle, mostly 1950s and 1960s concrete-block houses. There a kitchen can grow into the dining room, but the wall between them is often load-bearing, so a beam and an engineer's letter go into the permit set.

Sunny Isles Beach kitchen permits and condo association approval

Any kitchen in Sunny Isles Beach that moves plumbing, electrical or a wall needs a permit from the City of Sunny Isles Beach Building Department at the Government Center on Collins Avenue, which is nearly every kitchen. We pull it under our general contractor license; electrical and plumbing are inspected before the walls close, then the final. The hurricane-zone product approvals that govern our roofing and window work only enter a kitchen when an exterior window or door changes with it; that opening then needs a Miami-Dade NOA like any other.

In a condominium the association comes first. Before the city sees anything, the building typically wants a written alteration request with drawings, our license and certificate of insurance naming the association, and, where hard flooring is part of the job, the sound-control underlayment it specifies. Then come the building's own rules: elevator reservation and padding, loading-dock times for deliveries, weekday work hours, hallway floor protection and a dumpster, because construction debris never goes down the chute. We manage all of it.

  • City of Sunny Isles Beach permit pulled and closed under our general contractor license.
  • Association package: drawings, license, certificate of insurance, flooring underlayment spec.
  • Elevator, loading dock, work hours and debris arranged with building management.
  • Rough inspections before the walls close; final inspection and paperwork handed to you.

Cabinets, stone and lighting that suit Sunny Isles Beach units

The kitchens photographed here are our own South Florida remodels, not Sunny Isles units, but the finishes are the ones that work in these buildings: slab-front or slat-front cabinets in walnut, light oak, white or grey gloss; quartz or porcelain counters with a waterfall edge on the island; large-format porcelain floors that run through to the living room once the wall is gone; under-cabinet LED and pendants on new circuits.

How long a Sunny Isles Beach kitchen takes, and what sets the price

Association approval and the city permit run alongside ordering, because cabinets and stone have their own lead times. Demolition is scheduled for the week the cabinets reach the loading dock, and from there a typical kitchen is 4–8 weeks on site: demo, rough plumbing and electrical, inspection, drywall and floors, cabinets, counter template and installation, backsplash, lighting, final inspection.

What moves the price on a Sunny Isles kitchen, roughly in order: cabinets (stock shaker against custom slab or slat fronts), the counter material and a waterfall edge, how far plumbing moves in the slab, electrical work from new circuits to a panel upgrade, new floors with the building's underlayment, and the building itself, since a 30th-floor unit with a booked freight elevator costs more to work in than a Golden Shores house with a driveway. Everything is a line item in a written scope; changes are priced in writing before they happen.

Interior remodels do not qualify for PACE, so we finance kitchens through GoodLeap and Service Finance: fixed rates from 2.99% APR, 5–20 years, $0 down, details on our financing page. Many remodeling customers first called us for a roof or impact windows; if you need both, one contractor and one schedule is simpler. Book a free consultation.

Sunny Isles Beach kitchen remodeling questions

Do I need my condo association's approval to remodel a kitchen in Sunny Isles Beach?

Yes, in practically every building. The association approves the alteration request with drawings and our insurance certificate, sets the work hours and elevator rules, and often specifies the sound underlayment under new floors. We prepare the package and start the city permit once the building signs off.

Do I need a permit from the city for a kitchen remodel?

If plumbing, electrical or a wall moves, yes, from the City of Sunny Isles Beach Building Department, and that covers most kitchens. We pull it under our general contractor license, schedule the inspections and hand you the closed permit.

Can I put the sink in an island in my condo?

Only if a drain can reach it. In a concrete-slab building the drain has to run within the slab or to an existing line, so most Sunny Isles islands carry the cooktop or seating and the sink stays on a wall. We check the building's plumbing plans before the layout is drawn.

How long will I be without a kitchen?

Typically 4–8 weeks of work on site. Demolition waits until the cabinets and stone are ordered and the delivery is booked through the building, so the unit is without a kitchen for the build, not for the lead time.

How do people finance a kitchen in Sunny Isles Beach?

PACE does not cover interior remodels, so kitchens go through GoodLeap or Service Finance: fixed rates from 2.99% APR, 5–20 years, $0 down, after a written scope with allowances.
