Metal roofing in Miami Gardens, FL

Miami Gardens is where we have done more roofing jobs than any city except Miami itself, a short drive west of our office on Ives Dairy Road. For homeowners there whose shingle roof is due and who want the next roof to be the last one: standing-seam or 5V metal in Galvalume or aluminum, permitted through the City of Miami Gardens, built with Miami-Dade NOA panels for the high-velocity hurricane zone, financed at $0 down.

Metal roofs on Miami Gardens' concrete-block ranch homes

Miami Gardens became a city in 2003, but its streets were built decades earlier: Carol City, Norland, Scott Lake, Bunche Park, Lake Lucerne, Andover and Norwood are mostly one-story concrete-block (CBS) ranch homes from the 1950s through the 1970s, with low-pitched hip or gable roofs, often a carport or Florida room under a flat roof, and little shade over the house. Architectural shingle is what most of these streets carry today, and it is what the Miami Gardens roofs photographed below were replaced with.

That housing stock suits metal well. A simple hip roof means long, clean panel runs and little waste. Standing-seam panels weigh less than the shingles they replace, so the existing trusses carry no more than they do today, an easier upgrade than tile. And with full sun on the roof most of the day, a reflective Kynar 500 finish does noticeable work on the attic temperature of a 1960s house.

Miami Gardens also sits inland, roughly eight to ten miles from the ocean, which changes the metal we recommend.

Standing seam or 5V-crimp, aluminum or Galvalume: choosing metal roofing inland

We install two panel profiles. Standing seam is the premium system: panels formed to the exact rafter length, held by concealed clips that let the metal expand in the heat, no screws exposed to the weather. 5V-crimp is the classic Florida metal roof, fastened through the panel with gasketed screws; it costs less, and those fasteners are the part that eventually needs attention. On a simple Miami Gardens hip roof the price gap between the two is smaller than on a cut-up roof. Both come in 38 Kynar 500 colors, shown on our materials and colors page.

The metal itself is a question of distance from salt water. Within about a mile of the ocean or the Intracoastal we specify .032 aluminum, which cannot rust. Miami Gardens is well inland, so Galvalume, steel with an aluminum-zinc coating, is the sensible choice: a stiffer panel at a lower price. We quote aluminum too for anyone who wants it.

Miami Gardens roofing permits, Miami-Dade NOAs and the HVHZ

Roofing permits in Miami Gardens come from the City of Miami Gardens Building Services Department at City Hall on NW 27th Avenue, not from Miami-Dade County. The city's roofing fee is figured per square foot of roof; our guide to Miami-Dade roof permits and NOAs covers the fee and the inspection sequence.

Like all of Miami-Dade, Miami Gardens is inside the High-Velocity Hurricane Zone (HVHZ) of the Florida Building Code. For a metal roof that means the panels, the clips or fasteners, the edge metal and the high-temperature self-adhered underlayment under the panels must each carry a current Miami-Dade Notice of Acceptance (NOA), with clip spacing and fastening per the NOA's uplift tables. There is no roof-over in the HVHZ: the old shingles come off, the deck is re-nailed to the current schedule and inspected, then the underlayment goes on. We run the permit as contractor of record (CCC1331964), schedule each inspection and hand you the closed permit with every NOA.

Metal roof cost in Miami Gardens, the timeline, insurance and financing

Our instant roof quote prices metal at $950–$1,600 per square (100 sq ft) from a satellite measurement; a written quote follows a free on-site inspection. What moves the price on a Miami Gardens home: aluminum versus Galvalume, standing seam versus 5V, the color tier, how much plywood under the old shingles has rotted (billed per sheet), and whether a flat carport roof is redone in modified bitumen or TPO under the same permit. Simple hip roofs sit toward the low end.

On timing, the city's permit review comes first, then the panels are formed to length for your roof. Once material is on site, a one-story Miami Gardens home is usually under a week of work, and the roof is never open overnight: the crew tears off only what it can dry-in the same day.

A new permitted metal roof earns the wind-mitigation credits on form OIR-B1-1802 for the covering, the secondary water barrier and the re-nailed deck, the same credits as tile, and keeps a policy renewable where a 15-to-20-year-old shingle roof might not. We supply the permit, NOA package and photos the inspector needs. As an approved PACE contractor we finance at $0 down with no credit score, repaid on the property-tax bill, or through a GoodLeap or Service Finance loan from 2.99% APR; see financing options.

Miami Gardens metal roofing questions

Is a metal roof loud when it rains in Miami Gardens?

No. Every residential metal roof we build goes over the solid plywood deck and a self-adhered underlayment, so there is no hollow space under the panel; from inside it sounds like any other roof.

Do I need aluminum in Miami Gardens, or is Galvalume enough?

Galvalume is the right metal for most of Miami Gardens: the city is roughly eight to ten miles inland, so salt air is not the factor it is in Sunny Isles or North Miami Beach. Aluminum is a preference here, not a requirement.

How much more does a metal roof cost than shingles in Miami Gardens?

Our instant-quote ranges are $470–$750 per square for shingle and $950–$1,600 for metal. Over the life of the house the gap narrows: an architectural shingle roof lasts 20–30 years in South Florida, a metal roof 40–60, with lower cooling bills along the way.

Can you install metal over my existing shingles?

No. Miami Gardens is in the high-velocity hurricane zone, where a reroof is built from the deck up: shingles off, deck re-nailed to current code and inspected by the city, then underlayment and panels over clean plywood. A roof-over would also hide rotten decking and fall outside the panel's Miami-Dade NOA.

Will a metal roof lower my insurance in Miami Gardens?

It qualifies for the same wind-mitigation credits as any new code roof, and some carriers give an extra credit for metal. After the final inspection you get the permit, the panel NOA and photos for the wind-mitigation inspector; how much the premium drops is up to your carrier.
