The roofs we replace in North Miami Beach: tile, flat and metal

Most of North Miami Beach was built between the 1950s and the 1970s: single-story concrete-block (CBS) homes in Sunray East and West, Highland Village, Washington Park and Sky Lake, and the waterfront homes of Eastern Shores and Sans Souci along the canals. The original roofs were barrel or S-tile, and almost every house has since picked up a flat section, an addition, a carport or a Florida room, usually finished in gravel over built-up asphalt.

That mix defines the typical NMB job for us: a tile tear-off to the plywood deck on the main house, with the flat section redone at the same time in modified bitumen or TPO so both roofs share one permit and one warranty. The tile goes back as concrete S-tile or flat concrete tile (Westlake Barcelona, Villa or Saxony 900), as on the North Miami Beach roofs photographed below; homes that started as shingle get architectural shingle rated for the hurricane zone.

On the Eastern Shores and Sans Souci canal streets the roof lives in salt air. There we steer owners toward concrete tile or aluminum standing-seam metal rather than Galvalume steel, with stainless or coated fasteners so the roof does not corrode from the hardware out. The Jan 2025 aluminum roof in Slate Gray below is a North Miami Beach install.

North Miami Beach roofing permits, Miami-Dade NOAs and the HVHZ

North Miami Beach issues its own roofing permits through the City of North Miami Beach Building Department on NE 19th Avenue, not through Miami-Dade County. All of Miami-Dade is inside the High-Velocity Hurricane Zone (HVHZ) of the Florida Building Code, so every component of the new roof, tile, underlayment, fasteners, metal panels and clips, flat-roof membrane, must carry a current Miami-Dade Notice of Acceptance (NOA) and be installed the way the NOA says.

We run the whole permit cycle as contractor of record (Florida Certified Roofing Contractor CCC1331964): the application and NOA package, the deck re-nailing inspection (existing decks are re-nailed to current code during a reroof), the dry-in inspection of the self-adhered secondary water barrier, the in-progress tile or metal inspection, and the final. You get the closed permit and every NOA.

How long a North Miami Beach roof replacement takes, and what sets the price

Once the city approves the permit, a typical single-family NMB roof is 3–7 working days on site: a day or two of tear-off and deck work, the dry-in, then tile loading and setting, with the flat section done in parallel. Permit review runs one to a few weeks depending on the city's queue.

What moves the price on an NMB roof, roughly in order: the material (shingle, then metal and tile), size and pitch, how much flat roof there is and whether its drainage has to be rebuilt, how many sheets of plywood are rotten under the old tile (billed per sheet, never as a lump), and access, which on the narrow canal lots of Eastern Shores can mean a smaller dumpster and a crane for tile loading. We quote in person after a free inspection and put the scope in writing first.

  • City of North Miami Beach permit, every inspection and the close-out handled by us.
  • Tear-off to the deck, deck re-nailed to code, rotten plywood billed by the sheet.
  • Self-adhered secondary water barrier over the whole deck before any tile, panel or shingle.
  • Manufacturer warranty registered in your name plus our labor warranty, in writing.

A new NMB roof, your insurance and the wind-mitigation report

Insurance is why most North Miami Beach homeowners call before the roof actually leaks. Under Florida law a carrier may require an inspection on a roof 15 years or older before renewing, and many 1960s and 1970s NMB homes are on a second or third roof with the underlayment at end of life. A new permitted roof resets that clock and earns credits on the wind-mitigation form (OIR-B1-1802) for the secondary water barrier, the NOA-rated covering and the roof-to-wall attachment. After the final we hand over the permit, NOA package and photos your inspector needs.

Financing is the same as on every roof we build: as an approved PACE contractor we can finance an NMB roof at $0 down with no credit score, repaid on the property-tax bill, or through a GoodLeap or Service Finance loan from 9.99% APR. Details are on our financing page.

North Miami Beach roof replacement questions

Do I need a permit to replace my roof in North Miami Beach?

Yes. Every reroof in North Miami Beach is permitted and inspected by the City of North Miami Beach Building Department, with Miami-Dade NOA products throughout because the city is in the high-velocity hurricane zone. We pull the permit, schedule the inspections and close it out before the final payment.

Can you replace just the flat part of my roof and leave the tile?

Often, yes. Many NMB homes have a flat addition or carport that fails long before the tile does; we can replace the flat section on its own permit in modified bitumen or TPO and tie it into the tile properly. If the tile underlayment is also at end of life, we say so in writing and quote both options.

Tile or metal for a house in Eastern Shores or Sans Souci?

Both work on the canal streets; the rule is to avoid plain steel in salt air. Concrete tile is the neighborhood look; aluminum standing-seam is lighter, reflects heat and has no steel to rust. Either way we use stainless or coated fasteners, and we walk the roof before recommending one.

How long will my house be without a roof?

It is never open overnight. The crew tears off only what it can dry-in the same day with self-adhered underlayment, itself a watertight layer rated for the hurricane zone. A typical North Miami Beach home takes 3–7 working days after the city approves the permit.

Will a new roof lower my insurance in North Miami Beach?

A new permitted roof with a wind-mitigation inspection usually earns premium credits for the secondary water barrier, the NOA-rated covering and the roof-to-wall straps, and keeps the policy renewable where an older roof might not. We provide the permit, NOA and photo documentation; the exact credit depends on your carrier.
